Georgia cannot communicate with you except through this site in writing as long as you are represented by a Realtor. This is a violation of our Realtor Code of Ethics. If you communicate through this site, all correspondence will be copied by Georgia to your Realtor. 🙂

PLEASE REFERENCE YOUR LOT NUMBER OR PROPERTY ADDRESS SO I WILL KNOW WHO YOU ARE.
Until the property is transferred to a homeowner, the property belongs to the seller. No agent, buyer, buyer’s relatives or friends have free access, any rights or permission to enter this home. All construction sites are full of nails and construction debris and are dangerous to adults and children. Buyers and buyer agents are discouraged from entering the property without proper notice and written agreement by the seller. Lock boxes may or may not be placed on the home. If lock boxes are placed on the home they are placed for the convenience of the builder, and builder’s entities. Lock box codes are not given to any buyer or buyer’s agent as doors get left unlocked by buyers and agents, and heat and air units are left running. All buyers will be provided a walk through in plenty of time to address any concerns or questions about the home. Further, should the buyer violate this provision, the buyer will be deemed to be trespassing. Seller shall have no liability or responsibility for any injuries suffered by buyer or buyer’s representative while on the property or construction site, and buyer shall indemnify and save seller harmless from any and all loss or damage arising therefrom.
Georgia will notify THE BUYER’S REALTOR when the home is ready for this walk through.
Blue tape walk throughs are done with the BUYERS and SUPERINTENDENT. We recommend children not attend this meeting. These walk throughs are performed Monday through Friday from 7:00 am until 3:00 pm. (The super does not work after hours or on weekends. He is a salaried employee and does not work Realtor hours.) Please let Georgia know what day and time you would like to do the walk through and the super will meet at the house. This appointment will take approximately 1.5 to 2 hours. Georgia will confirm the appointment after she confirms it with the superintendent.
I recommend bringing a tape measure to measure at this time for any window treatments or a refrigerator if you are purchasing one.
The Buyer’s Realtor does not have to attend this walk through, although they are welcome.
You signed a copy of this with your sales contract. A blank copy is being provided in case you are having trouble locating the one you signed.
Everyday that a home sits while building, the builder is paying construction interest, utilities and taxes. It cost money every single day. If for any reason your loan/closing is going to be delayed, you must let us know ASAP! The contractors work on the homes according to closing dates.
Your contract agreement with us states, “On the condition the Buyer is unable to close escrow for any reason on the closing date initially agreed upon in the Purchase Contract, the Buyer shall pay an $________ (See contract) per day extension fee to Seller for each day the closing is delayed.”
This will be charged to you at closing if the closing is delayed.
The builders are VERY EASY to work with. As long as they have advanced notice they are very good about working with me on this. PLEASE do not wait until the last minute to tell me if there is going to be a delay.

Builder does not stake or pin the lot, or any corner of the lot for fencing. If buyers want to install a fence, they will need to contact a surveyor for this service. Usually a fence company can recommend someone for this service. You will also need to check with city codes to see if you will need to obtain a permit. We do not have any particular fence company we recommend. We have no personal experience with any of them. Social Media can probably help you better than us with this.
PS. – The stakes you see in the ground may not be in the proper place. Stakes can get moved by doziers and children playing.
You must also get fence approval from the HOA for the subdivision. Fill out this form to obtain fence approval. Georgia will send to the HOA for you if you need the fence ordered before you close on your home.
Yes, you can measure or have your fence company come to measure before you close. (We know some of you have fur babies and need to keep them safe as soon as possible.) You just can’t install the fence until AFTER you close on the home.
Every homeowner will be provided a final walk through before closing. Georgia will call the buyer’s realtor and schedule this final walk through. The Realtor does not have to be there, although they are welcome.
If this was not set up at the blue tape walk through with the superintendent, please let Georgia know so she can schedule this with the super. At this time you will sign off on the final walk through papers.
I strongly recommend if there are any items that must be done at a later time, that you take a picture of these papers showing what is left to do. This way everyone has the same information and no one is relying on memory.
Keys are not taken to the Seller’s title company until Georgia has been told what day and time the closing has been scheduled for.
- If you are using a different title company from the seller, the keys will NOT be at your closing.
- When there is a separate closing, we have to wait on your title company to physically exchange documents with the seller’s title company. Depending on the time of day that the closing takes place, it could be the next day before the keys are released. This is also explained in the sales contract. At this writing we have no idea. Please set your closing up early morning so you will have time to get to Guaranty Title to pick up the house keys. I would arrive by 4:30 pm and CALL THEM BEFORE you go to confirm the keys are ready. - Please make sure your lender is funding on the loan when you close.
- The Seller instructs his title company to NOT release keys until the money has been funded and wired to the SELLER’s title company. The Seller will only release keys once the money has been wired to the Seller’s title company. He does not have any relationship with your Lender and cannot release keys without being paid. Calling Georgia will not change that. Realtors have ZERO control over the keys. The Seller’s title company knows to release keys once the money has been wired to them.
Seller does not own the title company and has NO affiliation with the title company other than using them to close their loans. If you are also using this title company, below is their information.

Utility Companies will usually need a 72 hour notice to transfer or connect utilities. The seller disconnects the utilities at closing. No notice is given. All homeowners need to ensure they have allowed enough time to have the utilities transferred in to their name by closing day.

If the utilities are not turned on, the floors will buckle and the hot water heater element will burn out. These are NOT warranty items. The power and water need to be turned on as soon as buyers close.
